Finding the Investors Who Needed Her Expertise

A CPA specializing in real estate taxation joined REF looking for a better way to reach active investors. 

Her firm had deep expertise in cost segregation, 1031 exchange structuring, and entity planning for multi-property owners, but her pipeline came almost entirely from referrals that arrived at random. 

She joined a REF chapter, completed her business profile in the app, and began participating in community discussions where tax questions surfaced regularly.

The Challenge

Technical expertise is difficult to market. 

Her firm's differentiator only becomes obvious in conversation, and traditional outreach gave her no way to demonstrate it before a prospect had already hired someone else. 

Cold outreach to investors produced almost nothing, and the accountants she competed against on price were not competing on the same work.

On the other side of the network, the need was just as real. 

Investors in the chapter were closing on properties without having modeled the depreciation benefit, sponsors were structuring entities after the fact, and several members had discovered mid-transaction that their exchange timeline was already compromised. They were not looking for an accountant. 

They were asking questions in group discussions and hoping someone knowledgeable would answer.

The Results

She started answering. When members posted questions about depreciation schedules or exchange deadlines, she gave a real answer publicly rather than pitching a consultation. 

Over several months, that pattern made her the person the chapter thought of first on tax questions.

The engagements followed. Multiple investor members retained her firm for cost segregation studies on recently acquired properties. 

A syndication sponsor she met at a chapter networking event brought her in to review the tax structure on a new offering, which became an ongoing relationship across subsequent deals. Two other members referred clients from outside the network after seeing her work.

She also began contributing to a REF webinar panel on tax strategy, which put her in front of members across multiple chapters at once and generated inquiries from markets where her firm had no presence.

The Outcome

This is what REF is built to do. A tax professional with expertise investors needed, and investors with questions they did not know who to ask, were operating in the same industry without a way to find each other. The network closed that distance.
